Furnace Replacement Cost in the GTA & Ontario (2026)

Lennox ML196 high-efficiency gas furnace

Short answer: Across the GTA and Southern Ontario, a new high-efficiency gas furnace from Mr. Heating & Home costs $4,945 to $7,145 installed, before HST. A single-stage Lennox ML196 runs $4,945–$6,595, and a two-stage Lennox ML296 runs $5,495–$7,145. The price depends mostly on the furnace size your home needs and whether extra work is required.

What you'll pay, by model and size

We install two Lennox Merit furnaces, both rated 96% AFUE, in four sizes: 45k, 70k, 90k and 110k BTU. The smallest size sits at the bottom of each range and the largest at the top.

What's included in a standard install

A standard installation is a like-for-like swap: the new furnace goes where the old one was and connects to what's already there. It includes:

  • Installation by TSSA-registered, insured and bonded gas technicians
  • Removal and haul-away of your old furnace
  • Connections to your existing gas line, venting, ductwork and thermostat
  • Start-up, safety checks and testing
  • Lennox warranty registration, done for you
  • Our 10-day money-back guarantee

What can cost extra

Some homes need more than a straight swap. When that's the case, we quote the extra work before anything starts, so there are no surprises on install day. Common extras include:

  • Venting changes. Moving from an older mid-efficiency furnace that vents into a chimney to a high-efficiency furnace usually means new plastic venting run to an outside wall.
  • A condensate pump. High-efficiency furnaces produce water. If there's no floor drain nearby, a small pump carries it away.
  • Gas line work. If the gas piping needs to be moved, resized or extended to reach the new unit.
  • Ductwork changes. If the new cabinet doesn't line up with your existing plenum or return, some sheet-metal work may be needed.

The easiest way to know upfront is to send us photos of your current furnace, its rating plate and the area around it. That usually tells us whether your job is standard.

What drives the price up or down

  • Size. Bigger BTU ratings cost more. But bigger isn't better: an oversized furnace short-cycles, wears out sooner and heats less evenly. We size to your home's heat loss.
  • Single-stage vs two-stage. The ML296 costs $550 more at the smallest and largest sizes and buys quieter, more even heat.
  • Your home's setup. Venting, drainage and gas piping are the usual reasons one job costs more than another.

Signs it's time to replace your furnace

Not every problem means a new furnace. A good technician will tell you when a repair makes more sense. These are the signs that usually point toward replacement:

  • Age. An older furnace that needs a major part is often not worth the repair bill, especially if it's a mid-efficiency model.
  • Repeat breakdowns. Several service calls in one or two winters add up fast.
  • Rising gas bills without a change in how you use your home.
  • Uneven heat, with some rooms always cold and others too warm.
  • Noise, such as banging, rattling or squealing at start-up.
  • A red tag. If a gas utility or technician has tagged your furnace, read what a red tag means in Ontario before you decide anything.

If you ever smell gas, leave the house right away and call your gas utility's emergency line or 911 from outside. Don't flip switches or use your phone indoors.

How fast can it be done?

A standard replacement usually takes most of a day. In the GTA, same-day installs are often available when you order early in the day, though we can't guarantee it. We serve the GTA and Southern Ontario, including Toronto, Mississauga, Oakville, Markham, Durham Region, Kitchener-Waterloo, Guelph and Peterborough.

Before you hire anyone

Only a TSSA-registered contractor should install or replace a gas furnace in Ontario. It takes a couple of minutes to check. Here's how to check your contractor is TSSA-registered.
